  • Car Maintenance Tips For Those Who Know Nothing About Cars

    Modern cars are significantly more complex than their counterparts from the 1960′s and 1970′s, and working on them is an even more specialized discipline. The modern mechanic needs a laptop computer as much as he needs a tool box, and for this reason even those with a decent aptitude for working on engines are opting to have their repairs done by a professional. Still, there are a number of simple car maintenance steps that anyone can do. These simple tasks will go a long way toward preventing trouble which saves you time and money as well as resulting in a safer driving experience.

    –Wash your car often: While the exterior of your car isn’t as important as what’s under the hood it’s still necessary to take care of it. A clean car looks better, of course, but it also helps in a few practical areas. Keeping your windshield clean inside and out, obviously, is crucial for safety. Washing you car often keeps your headlights clean. And, of course, frequent washing helps prevent rust and corrosion extending the life of your vehicle.

    –Clean the undercarriage of the car: This is especially true if you live anywhere it snows”all of the salt and other gunk your car gets underneath it will rust out your body faster than anything. I dont care how cold it is, you should give your car a good bath at least once a week during the winter, and make sure to get underneath the wheel wells and the undercarriage of your car.

    –Clean your engine: Wash your engine, complete with soap and water, every time you wash your car. Not only will a clean engine run cooler, but washing it also cleans off crusty oil deposits, battery acid, and grime collected from the road. Let your engine run at idle to dry off before you start driving again. This is less of a problem with modern fuel injected cars, but still a good idea.

    –Clean your air filter and change it often: Change your air filter every time you change your oil filter. Some might argue that changing it so often is ‘overkill’ but filters are so cheap why not err on the side of caution? In between filter changes its a good idea to give your filter a good spray with a compressed air hose and blow out the filter chamber at the same time. The clean air will help your car’s engine run cooler and more efficiently.

    –Check and change your oil: Check the dipstick level every time you stop for gas, and don’t run your car without the appropriate amount of oil. An older vehicle may burn oil, but if you have a new car that is burning oil it needs to be checked out. Change your oil frequently”at least every 5,000 miles and better still, every 3,000 miles. Change your filter when you change the oil or youre going to be pumping clean oil through a dirty filter which defeats the purpose. Oil changes are a pretty easy job even for those without much of a mechanical background, and drive thru oil change businesses are ubiquitous in any decent sized market. Most of these places do a decent job and charge a reasonable fee. Many also take care of several other of the maintenance tasks on this list.

    –Check other fluids: Change your anti-freeze/coolant every year, and check the reservoir every week or so to make sure it’s full. Also check transmission, brake and power steering fluids at least once a week. Top them off if necessary.

    –Check your air pressure and rotate your tires: Check your air pressure levels with a tire gauge at least once a week, keeping them filled to manufacturer specified levels. Also, don’t forget about the spare. Rotate your tires every few months to insure even wear. Some automotive chains will do this free of charge if you’re a regular customer, but even if you’re not it’s a lot easier for them to do with the car up on the rack than for you to do with a jack and jack stand. Simply checking the air pressure in your tires and rotating them periodically prevents countless problems and saves you a ton of money.

    Emergency supplies: Obviously if you just drive cross town your emergency equipment needs will be different than someone who drives cross country in bad weather. You’ll definitely want a flashlight and tire gauge. A set of jumper cables isn’t a bad idea either, as is a few basic tools: slip joint and needle nose pliers, flat head and Phillips Screwdriver, adjustable wrench. If you travel through remote areas some emergency food like Cliff Bars are good to have, as is a blanket in case you have to sleep in your car. A cellphone charger–particularly one that doesn’t require an external power supply–are also helpful. If you travel during the winter in snowy areas don’t forget sand, salt, a small shovel and tire chains.

    –Get an auto club membership: An auto club at a minimum should give you free towing, trip continuation insurance, lockout service, free maps, and some other bells and whistles. AAA is the best known, but there are countless others provided by credit card companies, cellphone providers, banks, etc. Shop around and find the best deal for the services you need. A growing number of car manufacturers also include lifetime roadside assistance, and not just luxury brands–Mini Cooper and Volkswagen offer new car buyers 24 hour roadside assistance free of charge. Also, ask about the size of their provider network. In a decent sized city you’ll be fine but if you live or frequently travel in less populated areas you might want to stick to AAA or another major company. There’s nothing more infuriating that learning that your auto club doesn’t have providers in Mesquite, Nevada or Vernal, Utah.

    These tips require any real mechanical skill, but will enhance your driving experience. You’ll have a safer, better running vehicle that will be more dependable and cost you less money over the long haul.

  • Assessments Draining Your Wallet Find Out Why

    In addition to your basic property taxes, when your property tax bill seems unusually high especially during this housing crisis you probably have a Special and/or Direct Assessment on your residence. Depending on the area your home is located, there may be costs needed pay for voter-approved obligation bonds or other indebtedness, special assessments, or direct levies. For example, a Direct Assessment could be applied to your residence if the voters in your community decide to establish a sewage system in a city where the were using residences use septic tanks. The direct assessment is applied pay for the sweage system to the community.

    Most of the time, a direct assessment is added on to your property tax bill over years so the taxpayers are not inundated by the special assessment to pay for the improvement. Special and Direct Assessments have a reason they are added on to your basic assessment such as an improvement to a community and when that new improvement has been paid for the special or direct assessment is complete and will no longer be on your property tax bill. Normally, this type of debt is usually fraction of a percent increase in your existing property tax rate.

    Direct levies are placed on your property tax bill by the county tax collector for the local levying agency or district, not on behalf of the assessor, auditor-controller, and/or the county tax collector departments. Keep in mind, that Special and Direct Assessments are voter approved taxes so if there is any issue with it, it did not come from the Assessor. To find out more or to dispute a special assessment on your property, contact the levying district. Generally this information is on your property tax bill.

    Even if you disagree with your property tax bill, it is not wise to refuse to pay a property tax bill that has the special or direct assessment, even when the direct levy amount is under review. Keep in mind that even if you disagree with your property tax bill it is always wiser to pay the bill and get refunded later than to have a lien against on your home. The processes to delete a delinquent property tax bill and all of the fines, require several signatures and documents within the Office of the Assessor and Tax Collector and is pretty a mess. So keep it simple, pay your property tax bill.

    Chi is an important element in the practice of Feng Shui. The flow of chi is the focal point for the application of this ancient Chinese practice. It is the energy that objects give off.

    The flow of chi is determined by many natural factors. Some objects will evoke more chi than others and some objects will block the chi instead of helping it to pass by and flow. Figuring out what these objects are and placing them in areas where they will help the flowing of the room is crucial. One of the best ways that the flow can help to be determined is by how well any one person can move throughout the room.

    If the objects in a room are so arranged that you need to maneuver to get around, it is not conducive to good chi. This prevents the room from getting fresh chi or fresh energy anytime that you are in the room, you will begin to feel aggravated and blocked. This goes from every source from the arrangement of the furniture to the clutter which may be situated around the room. The more clutter that is in the path, the more maneuvering you will have to do to move around and the more the flow of the chi will be blocked.

    The textures and shape in the room can also affect the flow of chi. If the floors are too cold for comfort, utilize an area rug to counterbalance the unpleasant feeling and help the chi to flow better.

    While objects such as coffee tables or end tables can be a great way for people to have places to rest their drinks and other items, they need to be placed well within the room. If they cause the flow of the chi to be blocked, the emotions which take place in that room will be more aggravated and tense. You can see this by observing how the people who spend time in that room act and react to their surroundings. Excess movement will inhibit the flow of chi and make people irritable.

    Your intuition will be able to detect how well the chi flows in a room. Air currents move softly through a room and even if this is not something one could normally observe on their own, in the back of one’s mind, they should be able to detect this. This will have an influence on the flow of the room and can help to make a space which is inviting for anyone.

  • How A ‘Refi’ Could Get You Audited And Face Severe Tax Penalties

    Do you know the fastest way you can get audited by the IRS, and slapped with interest and penalties when using a Home Equity Line of Credit?

    You are not sure what I am talking about

    It is not your fault. You are not alone. We are told that HELOC interest is deductible for tax purposes but sometimes, especially in this economy, this may not be the case, and you could land up in serious trouble with the IRS.

    Do you know when you take a cash out refinance from your home equity line of credit or decide to borrow money against your HELOC, the IRS limits the amount you can deduct for tax purposes, and in this case mortgage interest. In some cases if your home has devalued you won’t be able to claim the deduction at all.

    Well, the way this is set up, the IRS in general does allow you to deduct interest on your HELOC for tax purposes. They call this the home equity indebtedness deduction.

    The home equity indebtedness means:

    The IRS generally gives you a deduction based as follows: You are allowed to claim mortgage interest deduction up to $100,000 if you file a joint return or up to $50,000 if you file a separate return. This relates to refinancing or borrowing extra from your mortgage.

    Now that you understand the deduction here’s how they take it away from you.

    Let us look at the following example to see how this works.

    Let us make an assumption that you owe $260,000 on your mortgage and that you bought your home for $300,000.

    YOU took $30,000 from your HELOC and decided to use this for personal use. And you figured that since you borrowed the money from the HELOC the interest paid on the $30,000 is fully tax deductible. You also received some good news the day you borrowed this extra money. You were told that your home is valued at $320,000.

    There is some bad news to this. The IRS does not allow you to deduct the entire interest on the $30,000.

    The best way to figure out what you can deduct is to do a simple calculation. According to the IRS you need to take the value of your home ($320,000) and from this you deduct the cost of your home ($300,000). The difference of ($20,000) is what you are able to claim as an interest deduction. You thought you may claim the entire $30,000 but as you can see the IRS limits this.

    Now if the market value of your home has decreased below the cost of your home, you cannot claim interest on any of the $30,000 you borrowed. I have seen hundreds of clients caught up in this potential tax trap and most of them have their taxes completed by their tax accountants. So if you home is worth $290,000 today and the original cost is $300,000, the entire interest you paid on the $30,000 you borrowed cannot be claimed for tax purposes.

    A quick test to see if you are able to claim the deduction for mortgage interest.
